Job Overview
As the Manager 3, Real Estate Strategy, Operation Design and Construction, you serve as the critical bridge between creative vision and physical implementation. This role is responsible for taking high-level brand creative concepts and translating them into functional, high-performing physical locations. You will execute the store development roadmap, ensuring that "Design Intent" is maintained from the first drawing to the final walkthrough.
As a highly experienced and strategic Real Estate Leader, you will drive the innovative, end-to-end vision for building, designing, and launching all new retail real estate, stores, and physical locations. This critical role is responsible for ensuring the physical footprint delivers a cutting-edge "AI-Human Interaction" (AI/HI) experience for a modernized customer base. Leveraging strong real estate acumen and rigorous project management discipline, you will translate strategic growth objectives into functional and executable actions that deliver on a high-performing retail portfolio, maintaining "Design Intent" while orchestrating complex, multi-stage development roadmaps from conception to store opening.
Responsibilities
Strategic Execution: Execute the annual store expansion and remodel strategy, influencing short-term plans to meet growth targets while maintaining brand aesthetics.
Design-to-Build Translation: Lead the technical translation of high-level store design concepts into actionable construction documents, ensuring aesthetics are balanced with practical site constraints.
Project Management Objective: Drive the end-to-end execution of all retail real estate development projects, strategically managing and aligning senior-level internal and external stakeholders (including Brand Creative, architects, and specialized contractors) to ensure Design Intent is strictly maintained and all new physical locations are delivered on time and within budget.
Vendor Orchestration: Manage senior-level relationships with architectural firms, specialized contractors, and external project management teams to ensure precision in the field.
Process Innovation: Introduce new materials, fixtures, or architectural standards to improve build speed and drive continuous improvement in the "Concept-to-Key" workflow.
Stakeholder Alignment: Act as the primary liaison between Brand Creative team and Retail Real Estate to resolve conflicts between aesthetic goals and budgetary or physical limitations.
Qualifications
Strong Real Estate strategy and operation background with brand companies that have delivered innovative retail outlets.
Retail Financial and Budgeting: You possess a strong background in real estate economics and market pricing, enabling sound financial decision-making for development projects.
Technical Expert: You have a deep ability to analyze architectural drawings, evaluate critical field conditions, and solve complex design hurdles during on-site execution.
Experienced Leader: You possess 8–10 years of experience in Store Development or Architectural Management, with at least 3-5 years of progressive leadership experience managing teams in a matrixed organization.
Strong Communicator: You have a strong executive presence and the ability to build relationships with external and internal cross-functional partners.
Results-Oriented: You have a proven track record of delivering high-end retail projects on time and within budget, even when faced with significant site or regulatory constraints.
Educationally Grounded: You hold a Bachelor’s degree in Business Administration, Architecture, or a related field.
You are comfortable traveling domestically (approx. 30–40%) to evaluate progress and meet with partners.

Pay offered is based on factors such as job-related knowledge, skills, experience, and work location. To drive ongoing fair pay for employees, Intuit conducts regular comparisons across categories of ethnicity and gender. The expected base pay range for this position is:
California Bay Area: $183,000 - $247,500
Southern California: $165,500 - $217,000
